My career at NACA

I must admit; my career with NACA ended much sooner than I would have liked. With sadness and slight regret I submitted a 2 week notice of resignation back on April 7, 2009.

The sales person in me was even more disdained because my pipeline of was just on the verge of bearing more fruit. But I knew the NACA process well enough to know that it may be another 60-90 days before they would all begin to close.
The picture in this post was taken on March 18, 2009. This family is so deserving of what they achieved in homeownership. They have an interest rate of below 2% fixed for 30yrs. They worked so hard to get through the process and I was blessed to be able to be apart of their achievement. They were the 1st NACA Members to close a loan in Nashville, Tennessee!

The day before my last day of work; I was humbled when I received an offer to function as the Office Manager for the Nashville office. The position came with the same hours that I'd been working but it had also a modest salary...no more draw/commission. I was thrilled to be able to continue doing that that I loved AND feed my family. That all happened on a Monday.

On Friday, I followed up to receive the correspondence detailing the offer and learned that the terms offered on Monday were no longer going to be provided.

I was very hurt, disappointed and upset.

All things aside, we had 40+ members registered to attend a Homebuyer Workshop the following day at the Word of Life Christian Center. The NACA workshop was the highlight of my employment. I absolutely loved being able to educate people in a fun and straigtforward way.

On Monday, I received a call from the State of Tennessee confirming that the offer they presented previously was still valid and to begin the process immediately of getting fingerprinted/background check etc. After getting that phone call; I packed up my office and left NACA.

My only regret is that I did not stop and give each of my members a personal phone call to say, "goodbye." So it is with this post that I am attempting some form of redemption in that area.

So, to each and every one of the families that I had the privilege of working with:

"Thank you. Thank you for the opportunity to work with you towards your homeownership goals. I apologize that I did not reach out to you individually to say goodbye and transistion accordingly, but I hope you understand that I made the best decision for me and my family at the time. Stick with the NACA process, no matter how daunting it may seem. It is the absolute best program available for homeowners with unaffordable mortgages as well as future buyers. When you are called to do something, nothing can stop you but yourself.
Real Estate is my calling. I don't know why...but I can't seem to stray too far. I am already counseling my new co-workers at the State in their pursuit of homeownership. In the near future I will re-join my fellow realtors in the Nashville community and continue to assist those seeking homeownership.

Thanks for all of the information and commitment to help people to become homeowners. I have one question, to qualify with NACA, once you have a co-signer do you have to keep that co-signer? Can the co-signer be removed?

Hello,

Good question. When you buy a home and close on the loan; both individuals who sign are responsible for that mortgage as per the terms of the mortgage. The only way to get someone "off" of the loan; or to have someone "removed" from the loan is to pay off the loan with another loan. This can be troublesome. Generally, individuals who need a co-borrower do so because their income and/or credit alone will not allow them to qualify for a loan. Therefore, if two individuals apply for and become approved for a mortgage loan. One of them has to go to a lender and seek approval for a new loan. The lender would only be willing to lend a % of what the home is worth or appraised value.

Hello Monica,
I just have a couple questions. I have a few medical collections on my credit report. I have a few large amount that was from a service that my health insurance refused to pay due to the hospital billing errors. This was in 2005. Will I be required to pay this this collection or any other medical collections that are from 2007 and prior? I do not have any credit card debt. I have a student loan in deferment and a car loan that has never been late. I am really concerned that I will be turned away due to these medical collections. Any input that you have would be great! Thanks!
